Building Safety Act 2022

The Building Safety Act received Royal Assent in April 2022. It is now law, paving the way for the most significant changes to building safety regulation in a generation.

Whilst the final text of the Act is yet to be published, we expect it to incorporate a number of key changes.

  • Changes to the remediation of unsafe cladding, focused on protecting leaseholders and ensuring the ‘polluter pays’
  • The Act introduces the Building Safety Regulator and Construction Products Regulator
  • It also brings in a gateway system to ensure firms meet building safety regulatory requirements at different stages of the planning and construction process.

The majority of the provisions will come into effect after the development of the secondary legislation.

Along with the Fire Safety Act introduced in 2021, there is now a new building safety regime.

The Government has published a series of factsheets to help duty holders and the wider industry understand the new requirements.
